Atmospheric rivers can deliver a month’s worth of rain to the Fraser Valley in two or three days, and the November 2021 events caused roughly $675 million in insured damage in BC. What do atmospheric rivers do to home drainage?
They compress a season’s worth of load into days. Environment and Climate Change Canada describes atmospheric rivers as narrow corridors of concentrated water vapour flowing from the tropics to our coast, and when one stalls against the Coast Mountains the Fraser Valley sits directly in the delivery zone. In the November 2021 events, parts of the eastern valley recorded around 250 mm of rain in well under three days, in a region where Abbotsford’s entire November normal is on the order of 250 mm (ECCC climate normals).
For your foundation, that means three things happen at once:
- The soil saturates completely. After the first day there is no absorption left, and every additional millimetre becomes runoff or groundwater heading for the lowest path, which on many properties is the perimeter drain.
- Systems run at maximum for days. A perimeter drain silted to half capacity, which coped with ordinary rain, now backs up. Hydrostatic pressure builds against the foundation, and marginal systems fail exactly when the consequences are highest.
- Everything peaks together. Municipal storm systems surcharge, water tables spike, and power outages can take out sump pumps at peak inflow. The weak link in your particular chain is what decides the outcome.

Priority order matters. Which homes are most exposed?
Risk is not evenly distributed across the valley. Extra attention is warranted if:
- Your home predates the 1980s and still has original clay tile drains, which are silt-prone and at or past their design life
- You are on the flat valley floor, where high water tables leave no margin and gravity discharge is weak or absent
- Your lot sits below road grade or at the bottom of a slope, receiving your neighbours’ runoff as well as your own

Why does timing beat everything else?
Because drainage work has a season, and it is not November.
