Flushing First Is the Honest Order of Operations
Perimeter drain flushing uses a high pressure jetting nozzle to scour silt, fine roots and debris out of your drain tile and push it out of the system, restoring the flow the drains had when they were new. For a large share of the wet-basement calls we get in the Fraser Valley, this is the whole fix, at a small fraction of what excavation and replacement cost.
That order of operations matters because perimeter drains fail in two very different ways. Either the pipe itself is broken, crushed or back-sloped, which only replacement can fix, or the pipe is fine and simply full, which flushing fixes. The only way to know which situation you are in is to look, so every flushing job we do is paired with a camera inspection. You see the before, you see the after, and you never pay for the wrong repair.
Why Valley Drain Tile Fills Up
The Fraser Valley sits on deep deposits of fine river silt, and that silt moves with water. Every winter, storm after storm drives silt-laden groundwater toward your footing drains. In older clay tile systems, it enters at every open joint. In newer perforated pipe, it enters through the perforations wherever filter fabric was omitted, damaged or overwhelmed. Either way, the silt settles in the pipe where flow is slowest and builds season by season.
Three other culprits show up constantly on our cameras:
- Roots. Cedar hedges planted along foundations are the signature Fraser Valley root problem. A drain pipe is the most reliable water source in the yard, and roots find joints and perforations with astonishing precision, then grow into mats that trap silt.
- Roof grit from connected downspouts. On many older homes the downspouts tie directly into the perimeter drain. Every year, shingle grit, moss and needles wash off the roof straight into the footing drain.
- Iron ochre. In some valley-floor soils, iron bacteria produce a slimy orange-red sludge that coats and clogs pipes. It cannot be prevented entirely, but scheduled flushing keeps it managed.
What a Flushing Visit Looks Like
- Locate and access. We find your cleanouts, downspout tie-ins or catch basins. Where an older system has no access points, we can usually create one with minimal digging, and it stays as a permanent cleanout for future maintenance.
- Camera survey. A recorded pass through the system establishes what is blocking it and confirms the pipe is worth cleaning.
- High pressure jetting. The jetting head travels the pipe scouring the walls, with pressure matched to the pipe material. Debris flushes out at the discharge point, and it is often startling how much comes out: buckets of silt, ropes of root, decades of shingle grit.
- After camera and proof of flow. A second camera pass confirms the pipe is clean, and we run water to show the system carrying it away.
- Straight recommendations. If we found damage, you get the footage and clear options. If the system is healthy, we tell you when to flush next and leave you alone until then.
Flushing as Scheduled Maintenance
The cheapest wet basement is the one that never happens. Perimeter drains are buried, invisible and completely out of mind until the carpet is wet, but they are a mechanical system like any other, and they respond to maintenance. A flush every three to five years keeps silt from consolidating, catches root intrusion while it is still wispy, and gives you a recorded camera history of the system's condition.
That camera history has real value beyond peace of mind. When you sell an older Fraser Valley home, a folder showing maintained, flowing perimeter drains answers the exact question every knowledgeable buyer and inspector will raise. And because most BC home insurance excludes groundwater seepage, maintenance is not competing with an insurance payout, it is competing with paying for a flooded basement yourself.
