Downspout and Drainage Connections That Take Roof Water Away

Your roof concentrates thousands of litres per storm into a few pipes. Whether those pipes deliver the water to a storm connection or dump it beside your footing decides how hard every other part of your drainage has to work.

The Cheapest Big Win in Residential Drainage

Downspout work is the least glamorous service we offer and often the highest value per dollar. A house's gutters collect every drop that lands on the roof and concentrate it into four or five downspouts. Managed well, that water enters a dedicated solid pipe and leaves for the municipal storm system without ever touching the soil near your house. Managed badly, it pours out at the foundation, or worse, feeds directly into your perimeter drains, and the rest of your drainage system spends every storm cleaning up after it.

On older Fraser Valley homes, badly is the default. Splash blocks discharge beside the footing. Buried elbows vanish into mystery pipes installed decades ago. And on thousands of pre-1980 homes, downspouts were plumbed straight into the clay tile perimeter drain because that was simply how it was done. If your home has wet-basement symptoms, there is a real chance the roof water arrangement is a leading cause.

Why Roof Water Does Not Belong in Perimeter Drains

  • It silts the system. Shingle grit, moss, needles and leaf litter wash off the roof with every storm. Fed into a footing drain, that debris settles and accumulates. A large share of the blocked systems we flush were plugged mostly with roof debris.
  • It overloads the drain when it matters most. A perimeter drain is sized to collect groundwater seeping through soil. A roof in a downpour delivers water orders of magnitude faster. The drain surcharges, water backs up around the footing, and the system designed to protect your basement becomes the pipe that floods it.
  • It hides failures. When roof and footing water share pipes, symptoms blur. Separated systems are simple to diagnose: a camera in each tells the whole story.

What We Install

  1. Dedicated downspout lines. Solid PVC pipe from each downspout, with cleanout access, sloped to the discharge. Solid pipe, not perforated: the job is transport, not collection.
  2. Debris interception. Catch basins or debris traps at downspout bases where trees are close, so grit settles somewhere you can empty with a shovel instead of somewhere that needs a jetting truck.
  3. Municipal storm connections. Where a storm service exists at the property line, we connect to it according to local municipal requirements in Abbotsford, Chilliwack, Mission and Langley, including inspection chambers where required.
  4. Alternative discharges. Where no storm service exists, rural properties especially, we build dry wells, rock pits or surface discharges positioned so roof water cannot find its way back to the house.
  5. Separation retrofits. On homes whose downspouts feed the perimeter drain, we disconnect the tie-ins and re-pipe roof water to its own line, usually the single best thing that can be done to extend the remaining life of an original drain system.
Typical pricing: single-downspout fixes often run in the hundreds of dollars; re-piping a whole home's downspouts to a dedicated storm line typically lands between $2,000 and $6,000. If we are already on site for a drain replacement, separation is built into the new system as standard practice.

Do the Math on Your Own Roof

Roof area times rainfall equals litres delivered, and the numbers surprise people. A modest 2,000 square foot roof sheds about 185 litres for every millimetre of rain. In a routine 25 millimetre November day that is roughly 4,600 litres; across a wet Fraser Valley winter of 1,200 millimetres or more, it exceeds 220,000 litres, all concentrated at four or five points around your foundation. Releasing that beside the footing is the equivalent of running a garden hose against your basement wall for weeks at a time. Moving the discharge 10 or 15 metres away, or into the storm main, is the difference the pipe makes.

Quick Self-Checks Before Storm Season

  • Walk the house in heavy rain: does any downspout overflow at the top or burp at the bottom elbow?
  • Look at where each downspout goes. A splash block beside the foundation counts as a finding.
  • Buried connection? If you do not know where it leads, a camera inspection will tell you.
  • Check for soil erosion or gravel displacement below downspout outlets, evidence of discharge hitting the ground hard.
  • Clean gutters in late fall; an overflowing gutter is an unmanaged downspout with extra steps.

Where should my downspouts drain to?

Ideally into their own solid (non-perforated) pipe that carries roof water to the municipal storm connection or another proper discharge point well away from the house. What they should not do is end at a splash block beside the foundation, or tie directly into the perimeter drain, both of which are extremely common on older Fraser Valley homes and both of which put roof water exactly where it does damage.

Why is connecting downspouts to the perimeter drain a problem?

Two reasons. First, every storm washes shingle grit, moss and needles off the roof and straight into the footing drain, silting it years ahead of schedule. My downspout backs up and overflows at the bottom. What does that mean?

A downspout that burps water back out at the elbow is telling you the buried line it feeds is blocked, either the downspout lead itself or the perimeter drain it ties into.
