What Foundation Waterproofing Actually Is

Foundation waterproofing is a layered exterior system applied to the outside of your foundation walls: cracks and form ties repaired, a continuous waterproof membrane applied over the prepared concrete, and a dimpled plastic drainage board fastened over the membrane so any water reaching the wall falls freely down an air gap to the perimeter drains at the footing. The concrete never sits in contact with saturated soil, so water never gets the chance to work through it.

Contrast that with what most Fraser Valley homes actually have. Homes built before the 1980s typically received damp proofing at best, a thin black bituminous spray meant to slow vapour, not stop water, and many older foundations got nothing at all. Damp proofing embrittles and flakes within a couple of decades. After that, the only things between winter-saturated soil and your basement are the density of the concrete and luck.

Why We Bundle It with Drain Replacement

Waterproofing requires excavating to the footing, which is 90 percent of the cost and disruption of the job. A perimeter drain replacement requires exactly the same excavation. Doing them together means the marginal cost of waterproofing is just materials and labour on an already-open trench, typically a few thousand dollars instead of the five-figure price of a dedicated dig later.

We put it plainly to every replacement customer: the trench you are paying for will not be open again in your lifetime. Drainage and waterproofing are two halves of the same defence, drains take the water away, the membrane stops what remains, and the house that has both stays dry in the Novembers that overwhelm houses that have one.

The System, Layer by Layer

  1. Surface preparation. The excavated wall is cleaned of soil, old coatings and loose material. Honeycombing, form tie holes and shrinkage cracks are ground out and patched with hydraulic cement.
  2. Crack repair. Non-structural cracks are routed and sealed. Anything that looks structural gets flagged to you immediately, with photos, while the wall is visible and options are cheap.
  3. Waterproof membrane. An elastomeric membrane is applied over the full wall from grade down to the footing. Elastomeric matters: the membrane stretches, so future hairline shrinkage cracks in the concrete do not become leaks.
  4. Dimple drainage board. The dimpled sheet creates a permanent air gap between soil and membrane. Water hitting the board loses its pressure and falls straight down to the footing drain. The board also shields the membrane during backfill.
  5. Integration with drainage. The board terminates into the new perimeter drain's rock and fabric envelope, and grading is finished so surface water sheds away from the wall. Downspouts get their own piping so roof water never enters the equation.
Typical pricing: added to a perimeter drain replacement, full exterior waterproofing typically runs $3,000 to $8,000 extra for an average home. Standalone waterproofing projects are quoted after a site visit, since excavation access drives the number.

How Water Gets Through Concrete in the First Place

Concrete is strong but not waterproof. It is mildly porous, it shrinks as it cures, leaving hairline cracks, and every foundation has cold joints and tie holes from the original pour. None of that matters in dry soil. It matters enormously when Fraser Valley winters saturate the ground for four months and hydrostatic pressure pushes water against the wall around the clock. Under pressure, water finds the joints, the tie holes, the crack under the window buck, and the capillaries of the concrete itself.

You see the evidence indoors before you see water: efflorescence blooming white on the wall, paint bubbling near the floor, a damp line along a cold joint, the musty note that arrives every fall. Those signs mean water is already travelling through the wall. The fix is not a coat of interior paint, it is drier soil (drainage) and a barrier on the wet side (membrane).

Crawlspaces and Older Homes

Many valley homes from the 1940s through 1970s sit on shallow crawlspace foundations that were never damp proofed at all. For these, the combination of corrected exterior grading, functioning perimeter drains, waterproofed stem walls and, where the water table demands it, a sump pump, converts a chronically wet crawlspace into a dry one. Dry crawlspaces protect more than storage: they end the mould and mustiness that migrates into living spaces, and they matter to buyers when the home eventually sells.
